Montecito

Montecito is an unincorporated community of estates and gardens between the Santa Ynez Mountains and the Pacific, east of Santa Barbara.

01 The neighborhood

Montecito is less a town than a landscape: narrow lanes under coast live oaks, stone walls, and gardens that have been tended for a century. The houses range from 1920s Spanish Revival estates by George Washington Smith and Reginald Johnson to quiet contemporary courtyards.

Life centres on two villages — the Upper Village at San Ysidro Road and Coast Village Road by the sea — each with cafés, a market and a handful of shops.

What to know before buying

Water is the first question for any Montecito estate: meter allocations, wells and recycled-water options all affect value. Fire and debris-flow zones matter, as do the county’s rules on historic structures.
