The quiet sale: when to sell a home privately
Why a third of Montecito estates change hands without a public listing, and when that is the right choice.
By Margaux Ellery, Estate Advisor
Not every house benefits from a public launch. For some owners, privacy matters more than the last increment of price; for some houses, the right buyer is already known.
When private works
A private sale works best when the likely buyer pool is small and identifiable, when the owner values discretion, or when timing is delicate.
What it costs
The trade-off is reach. A private sale should always be benchmarked against what a public launch would likely achieve, so the decision is made with clear eyes.
